I get asked this all the time: “Alex, if you’re so good at sales strategies, why aren’t you out there closing deals yourself?”
Well, it’s not because I don’t love the game—I do. But here’s the thing: I’ve been training sales professionals in real estate since 2013. Back then, I was part of one of the biggest real estate firms in the Philippines, a company that pioneered townships and remains one of the wealthiest in the country. I’ve worked with industry leaders, and in 2019, while leading a sales training team at a different company, we generated over 2 billion pesos in total sales.
Along the way, I’ve had the privilege of working with some of the most impressive sales professionals in the business. Their success was almost mind-boggling at times—I would look at their numbers and wonder, how on earth are they doing it? Naturally, I did what any good coach would do: I asked. I sat down with them, interviewed them, and uncovered the techniques they were using to dominate the field. These insights, now integrated into my training regimens, have become game-changers for the people I coach.
Can Sales Trainers Really Sell? (And Can Top Sellers Become Trainers?)
One question I often get is: “Can sales trainers actually sell?” Here's the interesting part—I didn’t start out in sales at all. I began my career as a theater actor! But here's what I learned: the skills I honed on stage—communication, understanding human emotions, storytelling, and commanding attention—translated perfectly into the world of sales training. I may not have been a full-time seller, but I understand how to guide people to connect, persuade, and ultimately close deals.
On the flip side, being a top seller doesn’t automatically make someone a great trainer. Sales training isn’t just about knowing how to sell—it’s about understanding different learning styles, building strategies that can be tailored to diverse teams, and helping others unlock their potential. That's why I chose training. It lets me use my creative background and passion for communication to help others thrive in sales.
The Thrill of the Sidelines
Could I have jumped into full-time sales myself? Sure. But I found a different kind of thrill in coaching others. It’s like being a coach on the sidelines of a championship game. I could step in and play, but where’s the fun in that? Crafting the plays, calling the shots, and then watching my team execute them perfectly is where I thrive. Watching someone I’ve trained hit their targets feels just as good (if not better) than closing the deal myself.
It’s also about scale. One person can only close so many deals, but a team of well-trained professionals? The possibilities are endless. I get to create systems, teach strategies, and empower others with tools that keep working long after the training session ends.
Do I Want a Piece of the Pie?
For those of you thinking, “But Alex, don’t you want a piece of the pie?” let me put it this way: I don’t need to run a restaurant to know if the food’s any good—I’ve got taste buds for that! It’s the same with sales. I don’t need to be on the front lines closing deals to know when a strategy is working; I see it in the results of the people I’ve trained. Their success is my confirmation, and that’s more than enough for me.

Sales training has given me something selling alone never could: an ability to influence success on a much larger scale. Each time a trainee succeeds, it creates a ripple effect that impacts more people than I ever could alone.
A Journey Beyond Sales
Through my work, I’ve had the honor of representing my companies at national conventions and general meetings across the Philippines. These experiences have taught me that I don’t want just one win. I want to create a whole team of winners. I’m not in it for a single commission check—I’m in it for the ripple effect. Every time one of my trainees lands a deal, it feels like a win for me too. And that? Well, that’s priceless.
