THE RIVERBAY – A new neighbor between Frankfurt Airport West and the Main river promenade
Just back from a property tour of this newly emerging commercial and office location. This modern office building is just some 9km away from the international airport and ICE high speed train stop. However, the building sits quietly, next to the Main river promenade with its biking path and the Eddersheim waterway lock. Eddersheim itself is a cozy village, home to the historic “Werkbausiedlung” from 1928. The lively inner cities of Frankfurt, Wiesbaden or Darmstadt are a quick 30km away.
Fritz Weichinger and Gitta Mir-Ali with WPG, the project’s developer, hosted the tour. Fritz is a civil engineer by education and it showed: the tour stopped several times because Fritz was constantly monitoring details of the work in progress, making sure the contractor understood the quality WPG was keen to deliver to the clients of this building. The Züblin construction team was really great, fully on time & budget and highly dedicated: no surprise, as it was their first time building a mini brewery into a construction. Quite tempting, admittedly.
The entire Riverbay development is some 45,000 sqm over 6 phases. Phase 1 and 2 are the new 234 room 3-star Comfort Hotel Frankfurt Airport, operated by Place Value, plus the office building. Over the last 3 years or so, this sub-market has been quickly filling up with new developments. Gitta is the business development manager and told me how surprised she was the location was already noted with big corporate users.
There is a cafeteria and restaurant, a mini Brewery and also a beer garden (of course open for after work party) at the site of the hotel. Fitness facilities are also in the works.
The Riverbay is a separate, self-controlled office building comprising around 4,840 sqm modern, functional office areas for up to 350 work units. There is a ground floor plus 6 upper floors; 4 passenger elevators. A full floor is around 700 sqm and may each be subdivided into 2 separate units of 300 and 400 sqm. Operating expenses are very efficient, projected to be around €2.18 per sqm, inclusive of heating. High-end features include clear ceiling height 3.40m, designed on a 1.35m grid, 15cm raised floor, floor loads of 5KN/sqm, fully equipped kitchens, DDC building automation system, external shades, video security, etc.
Ample parking in the neighboring 600 unit parking garage with covered access from the office. Accessibility is excellent with private and public transport: near major Autobahn A3, light railway (S-Bahn) and bus stop in front of the building.
