Rising from the ashes, Phoenix called Real Estate

Tell me honestly, isn't it a positive, energetic and progressive news that Registration in MMR region surpassed the expectations! Hmmm... may be for couple of more months we have to adapt a NEW NORMAL! Being as an ad man I learnt from Peers, Normal is boring! Hah! what is new Normal - making him sit on your nose covering almost 45% of face and we call it MASK. Even authorities have invested millions of rupees in marketing-mix on creating awareness for people to put on mask. Be it outdoor media, radio, TV, digital everywhere Hero mask is yelling at You, hey You may have legible two wives - first your original one with whom you share intimate moments. Second is your mobile phone and Now third one is Mask. SO, be with later two wives wherever you go...

Alright, in such depressing hard times, first time in my entire career of Real Estate, when media published a not so good report about Real Estate transactions in June 2020, I was told by colleagues and folks that April 2020 was the worst month! Not a single registration happened... In history of Mumbai Real Estate no one has thought about this kind of phase, not even in 2008 when Lehman Brothers collapsed, though we felt tremors in India but yes - Registration office people are getting Chai-Paani breaks in between!!! Blame it to national lockdown, lower sentiments and SOS from various industries across the spectrum. BUT, significantly people learnt a lesson, even when all vistas of revenue generations stopped your investment in Real Estate yielded the revenue,... at least substantial revenue to get going in tough times. In 2008, I was heading the Marketing and Customer relationship at Nahar Group, Mumbai. Near Powai, Chandivali we planned for Grand Launch in 2008 Deepawali, Lehman Brothers news get the bout of numbness to Nahar Management. Equally I was feeling like caged Tiger. We use to meet average 45/50 families at Sales Office in Chandivali. I interacted with almost all of them and with in the span of 6 weeks we got little over 200 confirmed families who want to make a nest in Nahar Township. We requested management to launch it in and we approached all those who have visited at site from November 2008 till February 2009. We launched two towers, Jonquille-Jamaica comprising 300 + flats. Rest is History. With in 18 days of launch we put up SOLD OUT message at Main Gate and Thanks to management, with in 5 days we launched another 2 towers with same configuration and WHOA all was sold out in less than 40 days. Good old days where we worked with clock precision but irony is we never saw the wrist watch to wind up the days operation. Amazing team work and agreed strategy devised on board. I always thanks to my earlier mentors from Advertising Industry. They imbibed their thought process in me which resulted high decibel noise + visibility of brand.

MARCH 2021 has registered over 12000 plus agreements in MMR. Sigh of relief for hundreds of thousands mortals and hundreds of industries. At least ball started rolling and till it get the booster of kinetic energy called ZERO Stamp Duty and other feel good tangible goodies it is bound to get into the momentum of pleasurable ride. Thanks to the authorities and positive minded Developers. After all Phoenix has to rise from ashes.
