Their strategy has led them to invest in areas around Dallas-Fort Worth, San Antonio, and various secondary markets in Mississippi, Georgia, and Florida. Bates highlights the importance of choosing markets wisely, noting that they were able to capitalize on higher cap rates in these areas a few years ago.
Mentorship and Partnerships
While Bates didn't have traditional mentors, he credits his success to self-learning, listening to podcasts, and reading extensively. He acknowledges the significant role of partnerships in his journey, particularly with a general contractor who has been instrumental in their development projects. Bates and his partners have built a strong foundation, focusing on creating value and maintaining investor trust.
COVID-19 brought its own set of challenges, from construction delays to slow city responses. However, Bates and his team managed to complete their projects and even stabilized and sold a development during the pandemic. They maintained strong communication with their investors, which Bates believes is crucial for maintaining trust, especially during uncertain times.
Discussing their investment strategies, Bates explains their preference for 100 to 200 unit multifamily properties to achieve economies of scale. They have successfully refinanced and returned over 100% of the invested capital to their investors in some cases. Bates believes in the potential of commercial real estate, emphasizing the value-added through operational improvements and strategic refinancing.
