During the Green renovation of the Empire State Building, a collaborative team was formed to develop the optimal solution through a rigorous and iterative process that involved experience, energy and financial modeling, rating systems, technical advice, and robust debate.

One of the interactive levers ranging from base building measures to tenant engagement was remanufacturing existing insulated glass units (IGU) within the Empire State Building’s approximately 6,500 double-hung windows to include suspended coated film and gas fill. The other interactive lever was installing more than six thousand insulated reflective barriers behind radiator units located on the perimeter of the building.
On the other hand, the chiller retrofitting project, which includes the retrofitting of four industrial electric chillers along with upgrades to controls, variable speed drives, and primary loop bypasses, led the project to achieve an energy reduction greater than 38%, making it cost-prohibitive. Other technical implementations used in this project were VAV (Variable Air Volume) air handling units, DDC (Direct Digital Controls) controls, and demand control ventilation.
There is a compelling need as well as an economic case for reducing greenhouse gas emissions in existing buildings. The Empire State Building case study provides an example of how this can be done. However, significant challenges remain that must be addressed in order to quickly and cost-effectively capture the full greenhouse gas reduction opportunity for building retrofits on a widespread basis.
