Rightmove's Potential Acquisition: A New Era or the Beginning of Portal Wars?

In my view, the news this week about Australian property giant REA Group, backed by Rupert Murdoch's News Corp, considering a £4.4 billion bid to acquire Rightmove is more than just a headline, it’s a potential game-changer for our industry. Although no formal offer has been made, this will need to now be done before the end of September. The very prospect of such a significant shift in ownership raises some important questions for estate agents across the UK. It's a development that we simply cannot afford to ignore.



A Shift in Pricing Models?

One of the most immediate concerns for many agents will be the potential for changes in Rightmove's pricing model. In Australia, REA Group has been known to charge variable fees for property listings, and it’s common practice to pass these costs on to home sellers as part of Vendor Paid Marketing. This is quite different from our current UK model, where marketing costs are typically absorbed by the agents. Could this acquisition mark the beginning of a similar shift here in the UK?

If REA Group does introduce a model where the cost of listing homes increases substantially we as agents may need to rethink how we position our services. This could potentially drive up the overall cost for consumers but also allow us to justify higher fees by offering enhanced all-inclusive marketing packages. However, this would require a significant cultural shift in how UK sellers perceive their role in the property marketing process.

A Battle Among Portals?

This potential acquisition could also escalate the competition among UK property portals. Rightmove, Zoopla, and OnTheMarket have long been rivals, but with the entry of another global powerhouse like REA Group, alongside CoStar (Onthemarket), things could get even more intense. To retain and attract agents, these portals may need to reassess their pricing strategies, offering more competitive rates or additional services that add value.

While this competition could be beneficial by leading to more attractive options tailored to our needs, it could also trigger a race to the bottom in terms of pricing. Some portals might lower their fees to unsustainable levels in an attempt to gain market share, only to become vulnerable and potentially be bought out, further consolidating the market.

Expanding Global Reach

On a more positive note, being part of a larger international entity could offer agents increased exposure to global markets. REA Group’s extensive reach across Australia, Asia, and North America could open doors for UK properties to be marketed to a broader audience, potentially attracting international buyers. This could be a significant advantage, particularly for agents working in areas popular with overseas buyers.

What Should Agents Consider?

As this situation unfolds, it's crucial for us as agents to stay informed and consider how these potential changes might impact our business models.

  • Should we start preparing for a shift towards seller contributions to marketing?
  • How can we leverage the increased competition among portals to our advantage?
  • And most importantly, how can we position ourselves to benefit from potential global exposure?

In my opinion, the potential acquisition of Rightmove by REA Group raises more questions than answers, and it’s a scenario the industry will need to carefully navigate in the coming months. These stories don’t get leaked without a motive, especially when a company like News Corp is involved. One thing is certain: change is on the horizon. Those of us who remain adaptable and forward-thinking will be best positioned to thrive in this new landscape.

Great article Lee Estate agentcy has little push to change over the years, while the attempt of purple bricks did somewhat of a change you could see a buy out of Rightmove push many smaller agents out of business. I would bet that it may see other models gain more traction and open the doors to revolutionise the industry.

Charging sellers upfront costs / % towards their properties is the norm in some countries! Could it start a revolution in the UK market is a debate I've had many times with very differing opinions! Interesting post ??
