RICS: promoting professionalism really?
The RICS promote themselves as follwos:

A first time buyer instructed a RICS surveyor to do a level 3 Home survey. no structural defects were recorded.
On completion the new owner found the rear roof was leaking and called a roofer. he condemned the roof.
The new home owner contacted roofring contractors .
The first roofing contractor who visited was reluctant to climb on the roof when he saw the dip in the roof because he feared it might collapse. It was at that point that we realised she may have a bigger problem than just a roof leak.

She contacted two further roofing contractors who inspected and then expressed the view that, if it was not repaired, the roof would eventually fall-in.
I would expect first year undergraduate student survey to be able to recognise that this is a serious issue. i
Is this what passes for professionalism from a a RICS chartered surveyor.
when challenged about the accuracy of his report the surveyors reaction was to admit that he should have seen the dip,
but he could get it done on mates rates for £500.00
the surveyor should hand back his certificate from RICS
