CHALLENGE

Window World was experiencing growing pains with their ramped up sales of the past few years and needed to find a new place to call home in Albuquerque. Currently there is less than 3% vacancy across the city for industrial assets and the competition for their criteria was fierce. Being from out of state, Window World needed to find boots on the ground to locate the right building, act fast and help them understand the current market conditions.

ACTION

The RESOLUT team looked high and low and was able to locate a brand new to market listing with the ideal configuration of office, warehouse and yard space in the area Window World was looking in. The principals scheduled a tour of the facility a few days later and put in an offer the same day. The vital step was putting together an offer that not only was first, but that stood out among competing offers that still was still within market and secured the site for the tenant.

RESOLUT and Window World were able to secure a lease in record time that included a fair market price, a tenant improvement allowance for building improvements and a great new North I-25 location for the client.
