As any alive organism, buildings and architecture are born, experience some changes and development and eventually reach old age. Longevity applied to architecture is most of the time linked with abandonment and oblivion.

In some cases, rehabilitation means leaving a simple element as a sign of the pass of time, like a witness of what the construction was in the past.

Other cases, even much more disruptive and stronger, still show respect for the existing construction. One of the most recent cases of rehabilitation processes I have witnessed is the one performed at the Canalejas Gallery building in Madrid.

The success of the intervention is such that the construction has passed from a 15-year-oblivion and citizens abandonment to being one of the most important and luxury buildings in the capital of Spain, receiving the nickname of “City Golden Mile”

The 15000 sqm of intervention and the more than 16000 sculptures, carvings, and artistic pieces that were restored to give the perfect atmosphere for this new luxury complex,

The intervention on this XIX Century complex of buildings aims to create a reference hub in the city's luxury life, including a 200-room luxury hotel, 22 luxury apartments, underground parking for 200 cars, and the star-project 15000 sqm retail and food-court gallery.

The rehabilitation had to deal with the challenge f doing the whole intervention keeping the fa?ades and the buildings first bay. The great investment source allowed also focusing on every single historical element found in this historical building.

Among them, the Art-Deco glaziers, marble counters, lattices; railings, friezes, and capitals were the most delicate elements to be restored, protagonists today of the interior spaces.

The intervention is focused on a 7-building-complex that had been abandoned for more than 15 years before the beginning of the construction works.?The oldest buildings are dated from XIX Century and were part of a complex of bank properties.

The buildings started to be part of the bank fusions strategy that started in 1902 and had the last chapter in the year 1999.

From that date, the bank conglomerate strategies aimed to create some more modern headquarters outside the city center, pushing the 7-building complex to a semi-abandonment state.

The decay of the building ended up with the acquisition of the whole book by the development and construction group OHLA that commissioned the whole project to the local Architecture firm Lamela, conceiving the Centro Canalejas as it is today.

The Construction process

This ambitious intervention had its most challenging point in the need for the preservation of the Fa?ade and the building's first bay. With these rehabilitation requirements, the construction of the parking and the coexistence with the metro tunnels required a surgeon precision in the project and construction process.

The structure consisted of a conventional grid of pillars and slabs that made the new spaces possible. The requirements of the new building codes made it necessary to create a new interior courtyard that offered natural ventilation to all the residential interior spaces of the upper floors.

The current building follows strictly the axial geometry of the existing constructions, adding 3 new levels to the complex, hidden from the mainfa?ades.

The rooftop acquires some special presence in the new building, adding some extra F&B spaces, and magnificent privileged views of the city.

With the first boutique opened in 2020 and the second-floor food court in 2021, the space has been adding new retail services and is expected to be finished during 2022 with the opening of the whole retail Canillejas Gallery.
