'Regen' with Purpose
As we step into second quarter of the financial year, I wanted to take a moment to shine light on the strides we have made in the regeneration of spaces - transporting spaces into their second generation.?
This past quarter, we had continued to dedicate our efforts to delivering new personalised?spaces but equally in transforming existing spaces, for clients such as Garmin, Seek and more, into vibrant, thriving hubs that support our clients and their people.?
As our clients emerge from the post-COVID haze, they are eager to make changes regarding the quality and functionality of their workspaces. Many of our clients are reporting an occupancy rate well above 50%. It's a testament to the renewed importance placed on the life of a space, where people are eager to return to the office for the benefits of face-to-face collaboration and social interaction in event spaces, breakouts and other.?
We are excited to continue supporting our clients who are investing in both their spaces and, more importantly, their people.
Looking ahead, we have some exciting developments on the horizon with noteworthy clients. The opportunities before us are both challenging and promising.?I look forward to sharing more updates with you soon.?

PROJECT SPOTLIGHT | Open Doors at One O'C
In 2018, Cachet Group (previously PDM International) were engaged to design and construct?the office at 1 O'Connell?of this international reinsurance company.
Five years later, our team?had the privilege of refreshing their space and transforming it into its 2nd Gen.Soft colors, delicate breaks, and thoughtful design make way for?a new open and contemporary?atmosphere in this brand's arrival and breakout space.?The project showcases the success and?value of 2nd Gen fitouts, where retaining the past effortlessly ushers in a new generation of office excellence, enjoyed by both employees and clients.

The Highs and Highs of D&C
Tell us a little bit about yourself and your career journey.
My journey in construction began with a boutique Design & Construct company in NSW. During my time there I gained what I consider my foundational skills in estimating, project management and site management across a variety of commercial, premium residential and industrial projects. In this role I had a great mentor, who instilled in me grounding principles, values and skills I use to this day.
I then transitioned to a larger commercial builder, gaining valuable exposure to a range of delivery and contract methodologies. From lump sum to early contractor involvement to design and construct, I’ve worked with Australia's leading corporations to deliver both small and large premium commercial projects in Sydney and Melbourne.
What is your role at Cachet and what do you love most about it?
At Cachet, I am the Project Director based in NSW. My responsibility is to bring leadership, technical expertise and experience to the project team, ensuring that we create spaces that not only look good but also deliver the fundamental goals and criteria set by the client. These project aims vary from responding to changing workplace trends, improving workforce attendance and collaboration to repositioning a client’s asset, enhancing brand perception or staff retention. Unlocking the key client drivers, I work together with our Design team to ultimately reach feasible & pragmatic solutions all while ensuring that the project remains aligned to its primary goals.

What I enjoy most about my role is developing trust and building a relationship with our clients, specifically, helping them solve their problems. ?For me, it's about creating a personalised approach, finding solutions that suit our client, and facilitating the best outcome through a process that leverages our expertise and experience. We're here to guide them, drawing on our daily practice as experts, providing options to achieve different outcomes while actively involving the client in the decision-making process. In this way we are sure to achieve client satisfaction, delivering them a truly personalised space. ?
In your experience, what value do you think the D&C model (Design & Construction) brings to our clients.
I firmly believe that the D&C model delivers better results for clients. This is because you are leveraging the expertise of both design and construction in the entire process, allowing teams to identify opportunities and risks very early on and continually refine the project to ensure it achieves its key project drivers and the client's objectives.
Under a Design & Construct methodology (compared to other delivery methodologies) you are closer to the client's problems and can achieve greater impacts by solving them. Problems are typically resolved throughout the design stage where it is easy and economical to do so.
As such it provides certainty in outcomes, such as price, program, and quality, resulting in fewer surprises and variations that can cause delays and cost overruns. Additionally, the collaborative and client-centric approach of D&C ensures that the project aligns with the client's needs and preferences rather than imposing a preconceived design style, so it becomes a more enjoyable, personalised and effective approach to construction projects.
And finally, can you give us a little insight into the current Australian Commercial Market.
From what I can see there are fewer larger fitouts in the $20M+ category. As businesses respond to changing workforce demands there seems to be more activity in the sub 5000sqm space.
I think Design and Construct (D&C) companies like ours are well-positioned to address this demand. We are agile and can respond quickly to a business’s needs and help them to navigate this change with confidence.
Whether these changes are a small-scale shift or a large transformation, D&C companies can provide solutions suitable to both tenants and landlords alike. Landlords, for instance, can benefit from our ability to respond quickly to tenant requirements and make space adjustments that are more cost-effective than a full fit-out. In this way securing lease extensions rather than relocations. In a tighter market where budgets are constrained, we can help tenants maintain their existing spaces, perhaps with a refresh instead of a much larger fit-out. This approach can still achieve business objectives such as helping improve staff retention and meet the changing needs of the workforce, without going all-in on a massive fit-out project. For relocations and new lease spaces, this can be aligning design to landlord or incentive budgets, maximizing value by zeroing in on the key client drivers.
