Real Estate Market Crash Coming?
When studying, one of the best ways to learn is watching quality video's. One of my favorite ones, especially for real estate professionals, is the movie "the Big Short", that also won a prize for best movie of 2015.
In my opinion it gives good insight in what is really happening in current real estate deals. All prices went up, but so was inflation. And what would the real price be when corrected for inflation?
That is just an example of the overvaluing of the current real estate market here in the Netherlands.
I predict huge problems for owners and renters who have bad energy labels. As Real Estate Professional, it is always important to look at the TCO (total cost of ownership), and as these go up, it is logically that prices must go down. They might go up too, but I warn you that it is very likely that this is a buble.
If you think logically, it is very simple to understand that only buildings with a good energy (or similar like BREAAM) label can go up in price, as they would save you money.

Due to the currently rapid chaning markets I decided to focus more on (independant) energy costs savings, and less on the power quality and health aspects, although I still deem this important and can be seen as an additional value.
