Real Estate Investors: Do you have more than a Big Damn Hammer?

I think we can all agree, it's been a very weird 3 months and after the dust settles and all the masks are put away, it is going to be an opportunity-filled market. We may not like the way it's happening, but the reality is that all the chaos in our economy is creating more opportunities for us as investors tho help property owners, who for whatever reason, need to get out from under their properties.

But we need more than that big xxxx Hammer!

You know the hammer, that all the gurus teach - the cash offer at 70% of ARV less Repairs.

While this is a great tool in many cases, a LOT of sellers won't be able to take that solution.

Many OWE too much to accept that offer, even if they REALLY want to.

And getting the funding for that all-cash offer seems to have gotten harder a lot harder.

So what are you going to do?

Think about it like this
. . . if all you (and 90% of your competition) know how to do is hammer away with your 70% cash offer
. . . what if you find a HIGHLY MOTIVATED seller who owes 80% of the current value on their home?
. . . what if their monthly payment is less than $1000 a month and the interest rate is under 3.5%?
. . . what if you could rent it all day long for $1,600 a month

That big hammer just will not fix this problem.
And the big wrench of BRRRR (Buy, rehab, rent and refinance), well it's not gonna work either.
Both are great tools for the right problems, but they are the same tools everyone has and there are going to be a lot more complex problems that you could be ready to solve if you only had a few more tools in your toolbox.
