This system is meant to capture leads and start building relationships with potential investors at scale. Pros have this system running all the time, not just when they have a deal they need to immediately raise money for.?
In other words, the experienced syndicators you see who are raising millions in private capital, they're constantly adding investors to their lists. Amateurs on the other hand, they usually make the mistake of looking for new investors only when they have a deal. They’re falling into the false trap of thinking that when they have a deal, the money will just come.?
As you may know from the experience of having a deal and scrambling to raise capital, that’s simply not the way it works, especially as you do larger deals. Many real estate entrepreneurs lose out on great deals because they didn’t have the capital to close.
You want to have your “front door” lead capture system working around the clock! The best way to do this is to offer an enticing enough piece of content that gives value and will get potential investors opting-in to receive it. That means they’ll enter their names and emails in exchange for your piece of content. Despite what some marketing gurus out there may say, you don't need to be posting three times a day on social media, or even trying to be everywhere and on every social media platform.?
Even thinking that way is exhausting!
Instead, you’re better off figuring out the best places to target and reach the high net-worth investors you're looking for. LinkedIn is one of those best places. And just like the other systems in this guide, you can systematize and scale the strategies and channels you use to attract potential investors.?
This part is an ongoing process and as you start gaining momentum, it becomes like adding gasoline to an already burning fire. In other words, the results really snowball as you start driving potential investors to you through LinkedIn and other online channels.
#3: Your Consultation Booking System
The third system you'll need is your consultation booking system. Let's say that a potential investor has walked through your online front door and wants to know more.?
Instead of you chasing them, which is exhausting, you want them to have the ability to automatically book a time on your calendar. Not only that, but you’ll also want them to fill out a questionnaire before your meeting. That way you can be prepared going into your conversation and make sure having that the call will be a valuable use of your time and theirs.
?That's what the consultation booking system is for. In addition to that, it ensures that you’re building a relationship every step of the way. With this initial consultation, you’re building a relationship with the potential investor BEFORE they invest in any of your deals and before they’re even offered opportunities to do so.

Imagine that all you have to do is show up to the call and meet with a potential investor who has capital to place, is already pre-sold and is interested in talking to you.?
4. Your Nurture/Follow-Up System
The fourth system that you'll need is your nurture/follow up system. Let’s say you don’t have an upcoming deal you need to raise money for yet or maybe you’ll be doing raises for only a couple of deals per year.?
The key thing is to continuously be building your list of deals-ready investors. That way when you do have the deal like you read about earlier, you can confidently raise the capital that you need for it. To do that you’ll want more and more people who have already invested with you or are deal-ready but haven’t invested yet. That means they’re on your list and on the lookout for your next deal, expecting you to reach out to them when you have that next opportunity.
These people need to be hearing from you between deals as well as any other investor leads you have. The great thing is that this is a nurturing/follow-up process that can be automated through email marketing. So when you do have a deal and it is time to do a raise, you’ll have been staying in front of people all along.
And not only that, but now you can further establish a relationship where they see you as an expert who they can trust with their money and will want to invest with. The best thing to do for getting this process started is to have 7-10 pre written, nurturing emails that build trust as part of your front door system and go out automatically.?
That way you don't have to constantly be writing emails between raises other than the occasional newsletters and updates you send out. Staying in front of people in this one-to-many way will almost always lead to more trust and also lead to you getting more referrals to potential investors as well.
