Reading the Report

If you have never had a home inspection there are a few things you want to understand before closing the deal on your new home. Take the time to inform yourself about home inspections and read your inspection report. Remember the job of the home inspector is to provide you with the information that will allow you to make an informed decision. Buying a home is a big deal and you want to know as much about a house as you can before you buy it.

Understanding what the home inspector does is the first step to understanding the inspection report. The job of the home inspector is to make a visual, noninvasive, inspection of the home, and its various systems in order to provide to the client information concerning the condition of the house. The findings of the inspection are provided to the client in the form of an inspection report. Many inspectors have their own way of writing reports, but the general theme is a report that features images of observed problems and a written description of those problems.

Make sure to read the entire home inspection report. Some reports are fifty or sixty pages long. They may have a summary page that summarizes the observed problems, however, it’s in your best interest to read the entire report. When you have questions about anything in the report call your inspector for an explanation.

Trouble can be avoided by reading your report and negotiating problems with the seller before the closing. The biggest part of making a good decision is having as much information as you can. For a successful transaction, hire a home inspector and take the time to read your inspection report.
