Read this for guaranteed good times in Louisville this September!

Greetings! 

What BEAUTIFUL weather we are having in the river city! I just LOVE these early days of Fall. Now that Labor day weekend is behind us, I just wanted to reach out and stay in touch with you and (briefly) tell you about some great events coming up, give you a couple pointers and ask you if you might be able to help me out with something really quick. Does that sound okay? 

First off… EVENTS! There is a TON of things to do and see this month so, I’ve created a shortlist here of some of my recommendations. So, on with it!

Venardos Circus! (Here through the 15th)  If you have not yet been, they are still here through the weekend and I heavily recommend checking it out. Kevin Venardo started this “little circus that could” just 5 short years ago with nothing but a dream, an iron will and a credit card. There are no animals and I think you will absolutely love how quaint and intimate it is. Not to mention… GREAT FUN! As Kevin Venardo says, “Little tent, big dreams, HUGE heart!” #LiveYourCircusDreams

While you’re down at the Waterfront, why not check out… The National Jug Band Jubilee. Afterall, Jug Band music is from Louisville! It’s a good time, family friendly event, just click on the link above for the line-up!

Gaslight Festival (50th Anniversary) This festival started as a small street party in 1969 and has grown to be the 5th largest festival in the region. LOTS of reasons  to go to this festival, including, but not limited to: the hot air balloon GLOW, SOLD out vendor area, live mush, The Gaslight Car Show, The Pipe smoking contest and more!

Kentucky Kickdown Festival. As you well know, I like things that are rare,  unique (hopefully to Louisville), beautiful, handmade and fun. Well, Kentucky Kickdown Festival Checks all of those boxes! . You’ll see Triumphs and BSA’s (UK), Old Motoguzzis and Ducatis (Italia), BMW’s (Germany) and much, much more! Go on out to Turners on the River next week for a beautiful offering of old motorcycles, stunt show, live music, Miss Kickdown contest, food trucks, swimming pool, bowling and on-site lounge and lots of fun-loving shenanigans! The Kickdown Festival was started by none other than Louisville’s own Scott Halblieb, who’s been featured in publications all over the globe, including Esquire Network’s “Wrench Against the Machine”.  Go on out and tell him Zach sent you!

This week we hit over 60 reviews on Google! To give you an idea of what that means, the national average is 5 sales/year according to the NAR. Furthermore, 85% of Realtors fail the first year. Of the 15% that make it, 85% of those fail the second year. 15 years and counting right here! I built my business during the worst housing economy in decades. Let me show you how I did that! As you know, after well over a decade with my former company, I stepped out on my own to open my own Real Estate firm, Fry Realty Collective. 

Now...the Real Estate advice, guidance, tips, whatever you want to call it. As we come into the Holiday season you might be very tempted to just stay put. If you are a contingent buyer who needs to sell your house, or a “move up buyer” who really loves a DEAL though,  NOW is the time to strike as competition for available homes has gone down as the majority of families have made their move over the Summer break and as temperatures begin to drop, what happens? The leaves will come down, the grass will turn brown, the sky won’t be quite as gorgeous as it is in the Summer and less buyers are out looking for homes.  What does all this mean, Zach? So glad you asked! It means that the homes listed are motivated sellers, who likely have to sell, there are less buyers looking at the, the homes don’t show quite as well and there is just something about the rolling over of a New Year that motivates some sellers to take lower offers on their listing if it’s been sitting an inordinately long amount of time! 

So, if you ARE thinking of selling before next spring,  just reply to this email and I’ll arrange getting some nice professional photos of the exterior of your home while the trees still have leaves, which could be very advantageous if you want to be a “Move Up Homebuyer” this winter and get your next home, discounted!
