Re Occupancy of Work Spaces

As people begin to reoccupy offices, stores, restaurants and other buildings, there is no doubt there will be many issues that will be discovered that have previously gone on unnoticed. Many places of business have been all but abandoned for the last few months due to the COVID 19 pandemic. These buildings have remained vacant with little or no ongoing inspection. There have been heavy rains and numerous wind events this spring across the country and these storms may have affected the building. Pipe breaks, roof leaks, plumbing overflows and wind damage may have occurred. If you discover a water issue upon returning remember that it may have been going on for a length of time and there could be microbial growth. Furthermore, electrical and/or mechanical systems may have been affected in some way. A couple of things you might want to do when re-opening a location:

1)   Walk around and look for evidence of roof or pipe leaks above ceilings. Water stains, dark spots or discolorations on the ceiling are a good indicator of an issue.

2)   Inspect the attic or sub ceiling areas if possible (above drop ceilings, etc.).

3)   Go to the basement and check for standing water or broken windows (animals, break ins, etc.).

4)   Inspect the roof (if possible and safe). Look for loose, peeled up or broken roofing membrane or shingles.

5)   Walk around the outside of the building and look for evidence of damage (loose or missing siding, cracked windows, damage to mechanical apparatuses, etc.)

6)   Presence of odors (indoor air quality).

7)   Check electric panels (tripped breakers, etc.).

8)   At very least, run the water in sinks for at least a few minutes as water has been stagnant in the pipes for months. Testing the water for lead or other potential contaminants is recommended. Remember, you wash and drink with this water so protect yourself, your employees and everyone else who can come in contact with your water supply.
