Ras Al Khaimah's Soaring Demand Draws Developers to Al Marjan Island and RAK Central
Developers from the UAE and abroad are flocking to Ras Al Khaimah, particularly to Al Marjan Island and the RAK Central neighborhoods, to capitalize on the growing demand for real estate in the northern emirate.

Following the announcement of the Middle East's first integrated gaming resort, Wynn Al Marjan, in January 2022, demand for properties surged, and the trend remains strong today. The influx of high-net-worth individuals to the region is further driving developers to seize new opportunities, with major players like Aldar Properties from Abu Dhabi, Pantheon Development from Dubai, and RAK Properties from Ras Al Khaimah investing heavily in the area.

Billions of dirhams have been invested in residential and hospitality projects on Al Marjan Island, which is often referred to as the "Palm of Ras Al Khaimah." In response to growing demand, master developer Al Marjan launched RAK Central, following the successful sell out of previous projects.

RAK Properties also introduced Raha Island in Mina Al Arab, connected by a dedicated water transit system. The project includes high-end hotels, branded residences, marinas, beach clubs, a 2.5-kilometer public beachfront, and a variety of shopping and entertainment options.

Pantheon Development, based in Dubai, has announced the launch of One Central, a Dh1 billion mixed-use project located in the heart of Ras Al Khaimah.

The One Central development will feature over 25 luxury amenities, including a sky lounge, jogging track, movie theatre, dog park, and an infinity rooftop pool. The 450,000-square-foot project will include 312 residential apartments, a Grade A office building, and hotel apartments, all surrounded by world-class amenities, including a golf course and the new Wynn resort.

Residents will enjoy stunning views of the golf course, the sea, and the surrounding natural landscapes, alongside access to recreational facilities like Al Hamra Village, Al Hamra Golf Club, and the Wynn Resort. The location in RAK Central, one of the UAE’s fastest-growing real estate, tourist, and leisure districts, makes it an ideal spot for future expansion.

Al Hamra has also launched Al Hamra Waterfront, a residential development featuring 622 apartments across five 18-story buildings and 19 townhouses. The development offers a promenade, coworking spaces, entertainment rooms, jogging tracks, paddle tennis courts, swimming pools, parks, a kids’ play area, BBQ zones, and a pet park.

Additionally, Aark Developers introduced the 18-story Sora Beach Residences on Al Marjan Island, covering a total built-up area of 1.8 million square feet.

Almal Real Estate Development is also set to complete The Unexpected Al Marjan Island Hotel and Residences by the second half of 2026, with 422 hotel and residential units. On Al Marjan Island, Octa Properties and fashion and lifestyle brand Elie Saab have launched La Mer by Elie Saab, a three-tower branded residence to be built by Arte Developments. The project will feature distinctive amenities such as Serene Park, Link Garden, a sky gym, and a sky co-working space, alongside several other exclusive features across the development.
