Quick and Easy Ways to Troubleshoot a Hot Water System

With the cold weather officially here, Landlords and Property Managers can expect some calls from tenants about issues with their hot water system. Here is some useful information that both Landlords and tenants can easily follow if they run into problems.

If you are running out of hot water in your showers, the most common cause for this is your water tank might just be half full or not completely full.

To fix this, all you need to do is find the relief valve on your tank and lift it up. Once you notice water flowing to the over flow, there should be enough water in the tank. This is a noisy process and can take up to a minute, but this will ensure you have enough hot water for a longer period of time.

If you are having trouble with the temperature of your hot water system, the first thing you want to determine is if it's an electrical or plumbing issue.

Check your switchboard to make sure the circuit breaker for the hot water system hasn't tripped off. If it has, flick it back on, but give the system as much time as possible to heat back up. You should allow 1 to 2 hours to start up the hot water system again for there to be a change in water temperature.

If the circuit breaker is on, but the water still is not hot, then you can proceed to checking the water tank. Lift the relief valve and wait until water comes out of the over flow. If the water coming out is hot, but the system is still producing cold water inside your home, then it's best to let professionals handle the issue.
