Questions To Ask Your Home Builder
Now is not the time to be shy. Home builders are nice people and they have probably answered your same questions, hundreds of times over. They will be very knowledgeable and don’t mind answering your questions. The easier they can make it for you to understand the process, the easier your life will be… and theirs.
Besides the questions of “How much does it cost?,” and “When can we move in?,” here are some other questions you should ask:
How long have you been in business?
What areas do you build?
What type of home style do you build?
Will the builder give you references of recent buyers/occupants?
Does the builder have a financing plan established?
Are there options in the floor plan — for example, can a basement or deck be added?
Can a room such as the basement be left unfinished?
How much “customizing” can be done versus standard features?
Can appliances be up- or down-graded?
Are there any additional fees relating to the home or development?
Will there be a homeowners’ association? If so, what will the dues cost and what do they cover?
Does the builder offer a warranty program?
Does the price include landscaping? What if the plants die within a year?
Are there any restrictive covenants?
What are the estimated taxes on the property?
How is the school system rated?
Are there any major development plans for the area in the next five years?
You may have some specific questions that pertain to your area. As a home builder based in Valparaiso Indiana, one of the questions we get a lot from new clients, not from the area is, “How long does it take to get up to the Indiana Dunes State Park”?
Area attractions are popular with the younger families and very important to their lifestyle. Depending on your age group and lifestyle, you too, will have specific questions that are important to your lifestyle. Keep those in the forefront of questioning because chances are, those will mean the most to you.

6 年If they're using a realtor I would hope the agent is providing them links for school info. Our new homesnap app is a great tool for school ratings, commute times and more. I have personally always told people I recommend a good school district whether or not schools matter to them as it may affect the person they sell to someday. One thing I definitely ask for from a builder is for a list of standard features. There are too many production type builders out there nowadays and they cut a lot of corners. I definitely would educate my client on quality. Sometimes I use the example of good, better, best in the hardware store, sometimes I tell them you get what you pay for. If they still choose to buy it I will sell it to them but you better believe I have educated them.
