Every lender has their own set of rules regarding property, its ownership, and whether a survey is required. A mortgage company may require a survey if they are concerned about the money that is being invested into the property being at risk. For example, if the mortgage is being granted based on the stated acreage of a tract of land, a survey would confirm exactly how much land is being purchased. If there are multiple buildings on the property, there may be concern as to whether those properties are located within easement areas, behind setback lines, or even built on the correct property. Every mortgage company has their own limits as to what their underwriter will allow them to accept or not acce
