Every lender has their own set of rules regarding property, its ownership, and whether a survey is required. A mortgage company may require a survey if they are concerned about the money that is being invested into the property being at risk. For example, if the mortgage is being granted based on the stated acreage of a tract of land, a survey would confirm exactly how much land is being purchased.
