With Q2 already underway, we thought we’d take some time to reflect on some of our Q1 highlights and ongoings.

Our Achievements

We Are RESI Award Finalists!

The prestigious RESI Awards mark an exhilarating time in the industry’s calendar, and we are absolutely thrilled to announce that POD Management has been shortlisted as a finalist in the Property Manager of the Year category for 2024! This nomination is testament not only to our hardworking POD team, who are committed to maintaining the highest standard of leadership, dedication and contribution to the residential property sector, but also to our valued clients whose trust and support in our services has helped to get us where we are today. We've always believed in providing nothing but the best and this recognition only motivates us to reach for new heights!

We are also excited to share that we are sponsoring the category of ‘Large Developer of the Year’. We understand the significance of recognising excellence in the industry and sponsoring this award reflects our commitment to supporting and celebrating the outstanding achievement of large developers.

The awards evening, taking place on the 1st of May 2024, will be dedicated to celebrating innovation, creativity, and extraordinary achievements in the residential property sector throughout the last year. We look forward to the event next month and seeing some familiar faces there!

Touch Points Case Study

POD Management are proud to announce that the Building Safety Regulator has recently published a case study on our approach to gathering resident contact information! Our highly dedicated team have been studying the impact of?the Building Safety Act 2022?and have established innovative ways to meet the requirements.

During this process we engaged with BSR directly to discuss the challenges we face and to explain how POD have found smart and supportive ways to capture data and engage with residents about safety through digital touch points! To read the full case study, click here.

New Partnerships

Our 2024 Charity Partner

We’re proud to announce that we will be partnering with an exceptional charity throughout 2024! After careful consideration, our charity committee has chosen to partner alongside Single Home Project (SHP). SHP’s mission is to end homelessness for hundreds of people across London.

We are incredibly impressed by the range of services they provide, such as supported accommodation, tenancy support, and programs for young people. We’re looking forward to exploring all the different ways in which we can contribute to their initiatives, whether it's through financial aid, volunteering, or project collaborations.

Bake Sale Fundraiser for SHP

We recently held a Bake Sale to raise money for our new charity partner, the Single Homeless Project. The POD team put on their aprons and got dough to it, putting on a great spread, with a variety of brilliant bakes and sweet treats!

Our bake sale raised a total of £250 for SHP, a great way to kick off our fundraising efforts for this amazing charity! Throughout the year many of our staff will be carrying out different fundraising events, challenges and activities, helping to prevent homelessness and vulnerable people to transform their lives. A Word on The Leasehold Reform

If you’ve been keeping an eye on the new, you’ll know that the proposed leasehold reform has been a topic of interest in the property sector and has been for a while. It’s sparked debates and discussions across the industry and not just amongst property owners, but with management companies too.

POD’s CEO, David Goldberg, featured in Property Industry Eye earlier this month, giving his opinion on why the changes to ground rents may not be all good news for leaseholders. Read the full article here.

Second Phase of the Building Safety Act 2022

As of this month, the Building Safety Regulator (BSR) will start to issue Building Assessment Certificates. To receive a certificate, the principle accountable person (PAP) will have to provide three sets of documentation when called on by the BSR. One of these items is to produce and implement a Resident Engagement Strategy (RES). Having a RES in place will encourage our residents to put forth their opinions and potential concerns on the safety around their development. Increased resident engagement around building safety will reach two aims:

·?????? Building owners will consider residents when making safety decisions.

·?????? Residents will feel their concerns are being heard and addressed.

Ultimately, this should result in residents feeling safer in their homes. When it comes to POD’s developments, resident safety is non-negotiable. Our team are currently working hard to continue improvements and implement new policies, to surpass the guideline requirements in stage 2 of the Building Safety Act 2022.

Smarter Property Management

At POD Management, we work hard but we also work smart too! With smarter property management at the heart of what we do, we have recently implemented a new apartment maintenance system at one of our BTR properties, Sugar House Island.

We can now digitally track planned maintenance tasks within resident apartments and the new system also allows residents to log and book in repairs. After the task has been completed by the maintenance team, they can notify the resident of the job status – convenient, time-saving and efficient, if we do say ourselves! All the data is digitally logged and tracked, ensuring a high level of attention and compliance. This process means the apartments and their appliances are well maintained, increasing overall property longevity and minimising faults to ensure high living quality for all residents. This innovative system makes for a seamless customer experience; something POD are extremely passionate about.
