A Purrfect Plan: How to Turn Your Community into a Cat-Inclusive Paradise

A Purrfect Plan: How to Turn Your Community into a Cat-Inclusive Paradise

By Judy Bellack , Industry Principal, Pet-Inclusive Housing Initiative

Cats have long been the internet’s favorite residents, so why not make them feel just as welcome in your rental community? While many properties tout their pet-inclusiveness, feline friends often get overlooked in favor of their canine counterparts. But embracing cat inclusivity isn’t just about being kind to kitties—it’s also smart business. With an estimated 46.5 million cat-owning households in the U.S., catering to cat lovers can be a purrfect way to attract and retain residents.

So, how can multifamily operators roll out the red carpet (or at least a well-placed scratching post) for their feline-friendly residents? Here are some ideas for how to make your community truly cat-ready.

1. Cat-Ready Apartment Features

Creating a cat-friendly apartment isn’t just about allowing cats—it’s about making the space functional and comfortable for both felines and their humans. While many cat owners will provide their own amenities, consider offering:

  • Easy-to-Install Cat Perches: Window ledges or mounted shelves provide safe vantage points for cats to survey their kingdom.
  • Scratching Posts: What feline doesn’t love a good scratching post? This can also help deter any unfortunate damage, and may even be a great use of carpet remnants from unit turns.
  • Durable Flooring Options: Scratching and the occasional hairball mishap mean that flooring like luxury vinyl plank (LVP) is a more practical choice than carpet.
  • Pet-Safe Window Screens: Cats love a good breeze and a sunny perch—secure screens ensure they enjoy the view without any accidental great escapes.

2. Amenities That Cater to Cats & Their People

While dog parks and pet spas get all the glory, a truly pet-welcoming community should consider cat-specific amenities, such as:

  • “Catios” or Enclosed Pet Balconies: Give indoor cats a taste of the outdoors while keeping them safe.
  • Feline-Friendly Lounges: A cozy resident lounge where cats are welcome can be a great social perk.
  • On-Site Cat Grooming & Supply Stations: A small supply shop or regular visits from a mobile groomer specializing in cats could be a game-changer.
  • Cat-Approved Events: Think “Meow & Mingle” gatherings or even a cat yoga class (yes, it’s a thing!).

3. Supporting Cat Parents with Smart Policies

While dog parks and pet spas get all the glory, a truly pet-welcoming community should consider cat-specific amenities, such as:

  • Fair & Transparent Pet Fees: Cat parents want to understand the rationale behind any additional fee related to their feline friend.
  • Pet Deposits vs. Monthly Fees: Offering a refundable deposit rather than a monthly pet rent can be a strong incentive, particularly if the property doesn’t have cat-focused amenities.
  • Foster-Friendly Policies: Some residents may want to foster cats temporarily—allowing this could be a huge win for local rescues and shelters.

4. Partnering with Local Rescues & Pet Services

A cat-friendly community isn’t just about infrastructure—it’s about creating a culture of pet inclusivity. Build relationships with local animal shelters, rescues, and pet service providers to offer:

  • Adoption Events On-Site: Residents looking for a feline companion can adopt without leaving home.
  • Pet Sitting & Veterinary Partnerships: Offer exclusive discounts by partnering with nearby pet sitters and vet clinics.
  • Welcome Kits for New Cat Owners: A simple bundle with treats, a toy, and helpful local pet resources can go a long way.

The Business Case for Cat-Inclusiveness

Beyond the warm, fuzzy benefits, embracing cats as valued residents makes financial sense. Cat-welcoming policies can:

  • Increase Resident Retention: Happy pet owners are more likely to renew their leases.
  • Boost Marketing Appeal: Standing out as a cat-inclusive community can be a unique selling point.
  • Encourage Good Cat Neighbors: Clear policies lead to fewer pet-related issues.

At the end of the day, welcoming cats isn’t just a kind gesture—it’s a strategic move. By proactively accommodating feline residents, property operators can create a more inclusive, resident-friendly, and ultimately more profitable community.

So go ahead—make room for the whiskers, the purrs, and the occasional zoomies. Your residents (and their feline overlords) will thank you!
