The Property Manager will be responsible for the growth and maintenance of the retail property portfolio across Germany, The Netherlands and Belgium. From managing the store opening programme to ensuring that all relevant services are implemented to allow the retail locations to operate smoothly.
The day to day duties of the role will include:
- Identifying key store locations based on company specification
- Liaising with external Legal team on lease negotiations and completions
- Producing, managing and implementing retail store opening programme
- Managing contractor workforce to achieve store opening programme
- Overseeing the day to day running of retail premises and facilities CAPEX and OPEX budgets
- Managing the delivery of facilities services in line with the relevant service level agreements
- Supervision of the portfolio in respect of service charge budgeting, rent collection, dilapidations, leasing.
- Reviewing leases, in particular, service charge clauses and landlord obligations
- Ensuring Health & Safety compliance
To be successful in the role, you will need:
- Strong retail project management experience
- Strong knowledge of Contractor base Schedule of Rates
- Ability to hold negotiation discussions both externally and internally
- Ability to multi-task whilst working to tight deadlines.
- Strong written and verbal communication skills
- Strong administrative, organisational and time management skills
- Good standard of education
- Fluent in English and German essential. Dutch ideal, but not essential.
