What is Zoning?

Zoning is a set of laws, SPLUMA (Spatial Planning and Land Use Management Act) that control land use. The primary function is to regulate what can be done with the property.

Why Rezone?

The main reason for rezoning a property is that you may see an opportunity to increase your property value substantially.

The process of rezoning is potentially very lengthy and costly and usually involves town planners, architects, engineers and other professionals. Changing zoning is also a political process, with public hearings and you need legislative approval. The political process can be quite costly - and UGLY.
