Proper Prospecting for a Freakn' Amazing Year!

You want it to be better than last year? You have to get better than last year.

Depending on how much better is critical. If you want the same results keep doing what you are doing. 

Want better results? Or maybe more time with family? Or more vacation time? Then you need to up your game. 

Prospecting is number 1 always, all the time, forever. But what does prospecting mean? 

1. Giving out so many business cards that you are ordering them a few times a year not yearly. 

2. Actually picking up the phone and talking with at least 5 people a week (only 5?! Yes, there’s more coming) 

3. Taking out an old client, potential client, someone who has referred you, anyone with potential business for a coffee and chat. And you don’t talk Real Estate! Unless they bring it up. Talk about them and their business. They know what you do. They don’t need to hear it over and over. And don’t ask for business at this time. If they have it they know where you are. Make it all about them. 

4. Build your database and work your CRM. 

Don’t have a CRM? You NEED one! Those that do and know how to use it are making money from it so you should look into it. It’s your business partner. But you HAVE to be faithful to it. The more I used mine the easier my life became and my income grew. 

5. Join as many business networking groups , fun organizations, sponsor a team, etc as you can. Make sure they are fun (don’t waste your energy on boring stuff, life is supposed to be amazing!). Engage in the groups, be laid back and get to know everyone on a personal level. Real Estate is personal. People will remember how you made them feel not what you said once you’ve left the meeting. All they have to know is you’re a Real Estate Rep. The rest is all about them. The business will come. 

6. Get amazing at rapport! I can’t stress this enough. Be the person that learns how to mirror people, the one that makes people feel comfortable. We all need to work on this. It helps within your business networks but more importantly makes your home life fabulous. (Hubby and I fell in love all over again once I figured this out and mastered it! 21 yrs and crazy, fun in love) 

7. Social media is king but it’s only king if you are doing it consistently and have figured out algorithms, ads, and funnels. If you haven’t got that down pat then hire someone or don’t do it at all. You can concentrate on your personal page and start asking engaging fun questions. Social media is supposed to be social. People love to laugh and respond. Posting “have our ever bought a money pit of a home? Share your crazy stories with me.” Or “what’s the funniest thing that you ever had happen as a homeowner”, with a funny gif and watch people start to engage. Don’t be the blah blah blah agent that says “looking to buy or sell? Call me!” Actually do both ads this week and see which one gets you more engagement. Dare ya! ??
