The problem with 20th Century Forest Park Zoning and development.

Euclidean Zoning (what FP historically and currently uses) is not a planning strategy. The defined ordinances and processes are quantitative classification/ sorting system. It does not tell a developer what to build, rather than what can't be built.
Why ask the question of zoning? It has been a relevant community development topic since its inception, yet most often coveted and discussed by a small group of folks in power. It is my civic duty to inform but also my responsibility to modern urban planning to share best practices. I will also throw in, that my family owns and still lives in the oldest residential ( Italianate Victorian circa 1870) with provenance in Forest Park. It is a nuanced and connected topic covering multiple discourses and perspectives.
Just focusing on FP archaic zoning will never be enough to call for reform or action. It is like when two lawyers get married and make little lawyers.
