That being said, to get the most “bang for your buck” if you’re considering selling your home, you do want to make sure your home is as attractive and appealing to buyers as possible.
Here are a few aspects to focus on to prepare your home to list:
1. Re - paint: inside and out. A fresh coat of paint well done is a huge improvement. To have it done professionally can run you several thousands of dollars, but you can do it yourself for a fraction of the cost. Just invest in good tools and painter’s tape!
2. Modernize the kitchen: painting, backsplash, cabinets, fixtures, new appliances. A stylish backsplash (think subway tile) and other elements can really make your kitchen POP. The trend now is white cupboards with grey paint, and unique brass or other types of metal fixtures.
3. Bathrooms: shower heads, toilets, fixtures, tiling. Is your toilet on its last legs or need a new lid? Now’s the time to replace! Repair any cracked tiling and sinks. Also make sure faucets and shower heads are leak-free. Claw foot tubs are a fun and unique element that are very popular right now if you want to make the investment.
4. Landscaping: plant flowers, get rid of weeds, trim trees and bushes. If you’ve got a bid job ahead of you in terms of yardwork, consider renting a dumpster and definitely get a professional to term any mature trees. Bright and vibrant flowers near the entry are a great addition as well. Curb appeal catches those Drive-by buyers! Also, always remove seasonal decorations…they make buyers subconsciously feel like your home isn’t “theirs.”
5. Thorough cleaning: blinds, baseboards, floors, inside appliances. De Cluttering is key here! Get rid of unnecessary objects that make a space feel small: tons of books, exercise equipment, office mail and other items. Then dedicate a day or two to really deep cleaning! Get rid of cobwebs, wipe down baseboards and blinds and fixtures, and polish wood furniture and cabinets. No buyer wants to envision themselves living in a dirty house.
