PREPARING YOUR INVESTMENT PROPERTY FOR SALE

After recent dramatic property gains media report suggest that investors are considering selling their investment properties. If you are thinking about selling one or more of the properties in your port folio, take note of this advice to best prepare your investment property for sale.

CONSIDER YOUR BUYER

In order to prepare your property appropriately, it is important to have your ideal buyer in mind. Is your buyer an owner occupier or an investor? Each are looking or something different and therefore your presentation should be different.

PRESENTING FOR OWNER OCCUPIERS

To convince an owner occupier to buy and to buy for the best price, the key is to have them fall in love with your property. As an owner occupier, the buyer needs to imagine themselves in the property and make an emotional connection first and foremost. Logical features and benefits are also important for closing the sale, but these come second and act to validate the emotionally based decision they have already made. These kinds of buyers want to see the kitchen, bathroom, the deck and entertaining as this is where they see themselves spending the most time.

PRESENTING FOR PROPERTY INVESTORS

Investors can be more difficult buyers when in terms of securing a great price. Investors are interested in the subtle presentation tricks and homely touches, all they really care about is the potential for a good return in their investment. Essentially, they want a property in good condition which will be able to secure a good tenant with low maintenance costs. What they really want is a property that will have the maximum margin between rental returns and the cost of running, maintaining and insuring it. Like owner occupiers, they’ll also be interested in local amenities such as access to transport, schools, cafes and shopping centers as this will be important in attracting good tenants.

As a #marketing?guy, I love this article, Hassan. As you say, you need to identify your target market and tailor your product to their needs. You also need to be prepared to invest up front in order to maximise your sale price.
