Preparing Your Home to Sell

The little time it takes for you to effectively prepare your home to sell can make a difference in saving you big money in the end. Your home's first impression to the market matters!

We put together some helpful hints to help assist you in this process.

  • Price Accordingly – Know current market and recent comparable sales. It will cost you more in the end if you don’t price accordingly and have to start adjusting price downwards.
  • Repair Items – Make known repairs to mitigate re-negotiation issues when you are under contract and buyer has inspections done (i.e., leaky faucets, plumbing, appliances, electrical system, switches, fixtures, doors, screens…) May want to consider having your own home inspection done prior to listing property for sale.
  • A/C and Water Heater Services – Have serviced prior to listing your property for sale.
  • Lubricate/repair sliding doors, windows and garage doors.
  • Re-caulk around bathtubs, toilets, showers and re-grout tiles if needed.
  • Paint – Apply a fresh coat of neutral paint color to the interior of your home. Apply a fresh coat of paint to front door. Pressure clean exterior of home and paint if needed.
  • Pressure clean roof and repair/replace any broken tiles or shingles if needed.
  • Curb appeal speaks volumes. This is a potential buyer’s first impression of your property. Ensure lawn is freshly mown and landscaping is plush. Consider planting new plants and flowers. Pressure clean driveway, walkway and sidewalk.
  • Declutter and organize (including closets) – Have a garage sale or donate items that you will not be taking with you to your next home. Consider renting a storage unit for excess items.
  • Staging – Remove any unneeded bulky furniture to create more space. Ensure placement of furniture allows for easy walk-through passageways. Consider hiring a professional staging company to help assist you in this process.
  • Professional deep cleaning.
  • Fresh smell (i.e., fresh baked bread, cinnamon, candles…). Fresh flowers in kitchen and bathrooms.
  • Let Light In – Brighten up the home by opening blinds and curtains.
  • Finally, choose the right agent.
