When buying property in today's Real Estate Market, it is key to know your market, know the competition and know the trends.  It really all comes down to how prepared of a buyer you are and how you take advantage of all the resources available.  There is a tremendous amount of information available through the web, print and Real Estate Professionals.  Make sure to always stay up to date.  What may have been the trend or norm as close as a month ago, may no longer be viable today.  Take into consideration the information you collect and verify with other sources if possible.

This applies to home buyers or investors of all categories and sizes.  The worst thing an investor can do is disregard the current conditions and keep working with a model that worked for him or her in the past.  A savvy property buyer always evaluates the market and adapts accordingly.   The resources are out there.  Many times one can take advantage of them with no or little cost.  Look in the right places and use the right professionals and finding value in today's or any times market will become simpler and more efficient.
