Prentiss is the county seat of Jefferson Davis with a population of less than 1000 residents and two neighborhoods, it's the 173rd largest city in Mississippi.

The Magee Plantation was centered in Covington County.?Tobias Magee was a plantation owner in Covington County, which is now part of Jefferson Davis County that was legislated into existence early in the 20th century.?Tobias Magee, a veteran of the War of 1812, came to Mississippi 1815, where he and his wife, Nancy Stevens Magee, reared their seventeen children.

By 1841 Magee had purchased over eighty acres of land, and began to raise cotton and sugar cane, which was shipped to New Orleans from Monticello by steamboat. In 1907 the Prentiss Institute, a school for young African Americans, was established on forty acres of the former Magee property.

Today, Prentiss is a small town, and lacks a public transit system to get to and from work, buy groceries, or take the kids to their doctor's appointment, so you'll want a car. Regardless of the means by which you commute around town, Prentiss is notable in that residents have a longer commute to work than most places, with a commute time from home to work for those of us who live here up to 45 minutes on average.

The average rental price in Prentiss is about $1450 a month, and the average rental cost is lower than nearly 46 percent of other towns and cities in Mississippi.

In terms of college education, the citizens of Prentiss rank slightly lower than the national average of adults 25 and older having a bachelor's degree or advanced degree at just under 16 percent. The national average is almost 22 percent. Of course, these days when you get a higher education it comes with a lot of debt! So, if you're someone who falls into this scenario, consider your options long before thinking about purchasing a home, and even before the ink is dry on your student loan note!

There are two measures for understanding income: the average and the extremes. While a neighborhood may be relatively wealthy overall, it is equally important to understand the rate of people - particularly children - who are living at or below the federal poverty line, which is extremely low income.

The average income in Prentiss are modest to average for Mississippi, while less than 23 percent of children live below the federal poverty line. Simply put, we can do better and that begins with a good education!

Prentiss is a rural community (based on population density) located in Jefferson Davis county, Mississippi and well within the zero down payment guidelines set for a USDA Rural Development home loan, and low down payment FHA insured one time close construction home loans.

Unpopulated, and rural, Prentiss is one of the least crowded places in the country. If you like open space, no traffic, and lots of room, Prentiss maybe your cup of tea. Real estate in Prentiss is primarily made up of medium sized three or four bedroom single-family homes and manufactured homes, with a high rate of home ownership. Many of the residences in Prentiss are older, established, built between 1940 to present day.
