I thought I would give you a quick perspective of the Crazy Bidding Wars that are going on in the housing market in Powell recently. Not quit like the GameStop Craze going on on Robinhood ...... but absolutely insane none the less.....

.. I’m making this post because I have been in Real Estate for 7 years and I have never in my life time seen a market this fantastic for SELLERS ! I am seeing offers being accepted 10-30k higher than market value ..

So if it your were kicking around the idea of selling your home later in 2021... NOW is the time to beat your neighbors to the punch and capitalize on the amazing window of opportunity. (I think we will see a wave of more inventory hit the market in April and I think you will want to be ahead of the curve.

The reasons behind this Opportunity:

?Home resale Inventory Levels are at ALL TIME LOWS!

?Interest Rates are historically the lowest they have have ever been.

?Rent Rates are going up and Driving Renters into the Home owner Market.

?The cost of New builds are going up quickly which is driving the cost of existing Resale homes higher

?The Columbus Job Market is Booming and we are attracting an influx of buyers from other areas of the country.

With the lack of inventory, when new re-sale properties go active on the MLS - (with a very strategic marketing plan to maximize exposer across multiple channels) , the listing are frequently receiving multiple offers in a very short window of time.

In some cases between 5 - 25 offers come inthe 1st weekend -- with many offers going over the list price.

We are seeing buyers frequently paying between 5% - 10% more than list price. NOTE:( The hottest market in under $500K) But demand and Sales above $1M was at an all time High Last Year.

Additional there are a lot of cash buyers out there, paying over market value, and driving values up & up! Sellers have the upper hand in negotiations, typically they are getting over asking, and frequently able to negotiate leasebacks, appraisal waivers & inspection waivers or Remedy Waivers....
