Poland is ranked as the 15th largest Data Centre Market in world with 136 data centre facilities, over 40 of which are located in and around the capital city of Warsaw. Sitting at the eastern edge of the EU Poland is seen as a gateway to Eastern Europe and beyond. Large US based and Chinese hyperscale providers are eyeing Poland for regional and local cloud zones and it is also attracting big SAAS brands.??
Other demand drivers for commercial data centre colocation are the rapid growth of the digital economy and the growth of the indigenous tech and digital sector. Poland’s retail financial services are considered to be more digitally advanced than those of large European economies.??

According to a September 2022 report by McKinsey Digital Poland has the largest digital economy in the Central and Eastern European region growing at over 20% between 2019 and 2021. This was mostly fuelled by e-commerce. Future digital economy growth will be driven by the information and communication technology (ICT) sector, government and business spending on IT, infrastructure and related services. Poland’s public sector, manufacturing and services sectors are evolving into an e-commerce ecosystem that runs on public cloud services and modern data centre infrastructure.?

Data Centre companies have announced plans to establish new facilities and investments in Poland. EdgeConneX is committing investments in the Hyperscale sector in Warsaw. Data4 Group acquired land and a building permit as part of an expansion project with power allocation. Equinix has expanded a hyperscale project in Warsaw with an added 150 racks taking the white space in its facility to 1,440 sqm. Other notable Polish developments include those from Atman and Vantage Data Centers with Warsaw remaining the prime location and expected to attract most growth over the next decade. The government of Poland announced in August 22 that it is building a national data centre composed of three fibre connected 2,000 sq mt facilities that are due for completion in 2025/26.??
Over US$1.2bn will be spent on new data centres over the next two years.
Land for Data Centres?
As FLAP-D markets pull back on allocation of land for new data centre developments Poland is experiencing a growth in enquiries. Waldemar Witczak , Regional Director at UK based REIT SEGRO plc told Europaproperty.com: “Our country still has excellent and affordable sites and suitable fibre connectivity which is one of the key requirements in data centre projects. As Polish and international players continue to report a growing demand for modern data centres, Poland is likely to see more land being allocated to data centre development in the coming years.” ?
According to a ResearchAndMarkets report from August 2022 Poland remains the largest market in the CEE region, accounting for close to 50% of the DC space as of the end of 2022. There are close to 200 Data Centre Facilities in the CEE region.?
Poland is witnessing a growing number of third-party data centre operators, new commercial colo sites and over 10 hyperscale facilities scheduled to become operational within 2-3 years to support the increasing network connectivity, government, Cloud platforms, edge, OTT mobile and gaming regions.?
