About Us:

- We have a parent company, and over 40 subsidiary companies.

- Our financial partner is a institution that owns 30 banks that mandated us as their official representative(Underwriter). We handle everything from start to finish for them such as intake, pre underwriting, onsite visit & due diligence, underwriting, closing, funding, loan monitoring, auditing, servicing, etc. The mandate is a contract/license they issued us to do this work for them.

- We are not a broker, and are the funding. Capital is in place.

  • End loans require the project to be fully ready with a complete set of highly detailed documents to our satisfaction.
  • Once due diligence has been completed, a due diligence report will be issued outlining the steps forward to bring your deal to close, and any additional documentation that has to be prepared to our satisfaction.
  • Our loans are build to suit and not a cookie cutter loan.
  • Flexible Grace Period & Tenure.
  • Simple Interest at 2-4.5% on a non recourse basis.
  • 90-120 days to fund a deal.
  • Loans will cover 100% of the project, but not pre project costs to get fully ready and bankable.
  • Loans can be for land and construction, but not land only.
  • Loans can be structured as loan, debt finance, equity finance, line of credit, etc.
  • Fund occurs bank to bank or bank to bank with instruments and a line if credit
  • Funding from 10M-100B USD
  • We want to be the only lender involved.
  • Retainer for Stage 3 DD is based on the loan amount and is not negotiable. No lender will pay for Due Diligence. Retainer for DD is refunded at close and can't be financed into the loan.
  • No upfront fee for desk review and intake of funding request so we can issue the LOI/DDSA after completing Stage 1 & 2 DD.
  • In stage 1 & 2 DD we confirm we have interest, high chance of successful funding, data shows the deal is sustainable, viable, feasible, profitable, collateral declared is acceptable, or deal qualifies for financial insurance instead of collateral.
  • Area: Worldwide
  • Success Fee:?1-5.5% ( loan amount can be increased to cover this cost. )
  • Costs :?Loans are for 100% of the development/transaction, but will not cover pre development/transaction costs to get project ready with a highly detailed set of documents, collateral or financial insurance( we can facilitate insurance to cover collateral gap), our retainers for DD, travel, cost of response preparation to items on DD report, etc. You can see by this, far less is required by the borrower, than other types of loans or financing where you may have to put up 5-35%.
