Fortis Lodges Plans for Kyabra St, Newstead

A development application has been lodged by Sydney-based developer Fortis for a 22-storey residential building located at 12 Kyabra Street, Newstead.

Designed by Bureau^proberts, the development has undergone various approvals over the last few years. Initially approved as an 11-storey timber building combining residential and commercial spaces, it was later modified to a 13-storey structure focusing solely on commercial uses.

Comprising 65 two- and three-bedroom apartments, the development pays homage to the brick-style architecture that defines Newstead’s identity. The tower is anchored by a solid brick and masonry podium, softened with extensive planting.

According to the development application, this historical reference anchors the development in its context and provides a sense of recognizable identity to the streetscape. A generous area of deep planting and a street-facing retail tenancy also activates the street.

The development includes a 232m2 rooftop recreation deck on level 23. This space features both indoor and outdoor dining areas, a BBQ, and a functional kitchen, providing facilities for communal activities.

The deck also includes poolside lounge seating and a resort-style pool. Landscaped with a variety of subtropical plants, the rooftop garden complies with the City Plan’s definition and is not counted as a storey in building height calculations.

The application is situated behind The Triffid and an intentional design approach has been undertaken to ensure that the development incorporates acoustic treatments that are responsive to surrounding noise impacts, particularly to the western and southern facades that face The Triffid at the rear of the site.

According to the application, the podium car parking will allow residential units to be elevated to minimise potential noise impacts, which is combined with appropriate glazing solutions and dense landscaping along the rear boundary of the site. $1.5 billion ‘Little Italy’ development.

The tower is situated on the same block and behind the?$1.5 billion ‘Little Italy’ development.T his nearby project, recently lodged by Panettiere Developments, consists of three towers reaching up to 33 storeys and includes 1,001 build-to-rent apartments.

The proposal includes a 19m2 commercial space on the ground level through a small-scale retail offering along the Kyabra Street frontage. It is intended that this space will be utilised for a small retail or food and drink outlet that will service local residents on a day to day basis whilst providing an active ground level which contributes to the vibrant pedestrian streetscape that is envisioned within the Newstead

The existing site at 12 Kyabra Street has been cleared of all previous industrial buildings and is currently vacant. The site’s topography features a slight elevation difference, which has been considered in the design of the basement and podium parking to ensure effective stormwater runoff management.
