Planned or unplanned?

Consecutive changes in urban areas, with the absence of a premeditated development process, show unplannedness. Analysis of the processes carried out in some #urban #signs and #zoning in cities shows the neglect of some #values of #urbanization :

Based on this, several basic factors in urban planning are examined:

- The interconnected life of people in the city: a clear understanding of the idea of urbanism is the discourse of democracy in it. In such a way, it is a reasonable connector of the various demands of the citizens to create sustainable changes in the city and to arouse this support in the citizens to feel that they have a share in creating the future of their city. It is a shortcoming if the city planner tries to impose his understanding on the thoughts of the citizens. He should use their consensus.

- The integrity of the city: the form of the city is always indicative of the urbanism characteristics of the citizens. The quality of the city form reflects the wishes of the citizens who live in it. So it must be the outcome of their general vote. This common intention creates a force based on which the city form has memorable highlights.

- Face of the townscape: a spectacular and prominent area in the city makes a beautiful view of it. The townscape appears by harmonizing the texture and giving life to the urban area. The area's attractiveness is lost by leaving an urban area with an undesirable form. As urban planning is the art of construction, it should also be the art of connecting. The result is the connection between all the factors that make up the face of the townscape. The desire of construction and linking arts is to stabilize the city form and methodical the constructions in the areas.

- The art of connection: the basis of the art of construction is the two elements of "mass (building) and area (urban)". In construction culture, superiority is with the mass. To the extent that developers and designers are somehow "blind to the area" and do not see the areas. In urban planning, the first step is to mix mass and area and think about the form that this mix creates. In which, the form and capacity of the mass of buildings and areas, elegance, distance from each other, interaction, sameness, and similarity of areas are clarified. In the second step, the fusion of the body form of different areas and the facades erected inside them is done with each other. And the last step is to connect the settlement with the larger area around it.

- Empty areas: Knowing areas’ characteristics is more than intellectual work and has a wide framework of attractions and field perceptions. Empty areas in cities have many functions.

- Finding: In today's cities, there are many connections between the built masses, urban areas, and pedestrian and vehicular traffic networks. Accordingly, three topics are presented: movement, position, and content.

1. Movement is walking or riding in urban areas.

2. The position is the place where the construction masses and urban areas are established.

3. Content is their aesthetic status.

All three of these have perceptive and obvious visual reflections in the movement of citizens on walk or riding, and there must be a connection between these two types of reflection.

- Efficiency of functions: If the city planners know that life desires to apply what they have learned, then the connection of areas will be highlighted for them. One of the first ideas of urban planning is to create areas related to various functions. This depends on the correct understanding of the functional characteristics of the areas and in the end, their efficiency should be revealed.

The basics of zoning

The zoning of an area, whether on the scale of a region or a city, is based on three issues:

- Living and working sectors, such as living, market, administrative, and...

- Areas and spots, such as green and open areas and abandoned spots

- Communication networks, such as streets and infrastructures

The above issues should be combined with an emphasis on the appropriateness of the city's structure and zoning organization. This is the result of an urban development and progress program. All three of them should be able to satisfy the citizens. How to achieve the above requirements:

- The size of the change: estimating the period of the change and predicting its consequences in the future

- The quality of the area: describing the functional and aesthetic values of the area

- Sustainability: measuring the potential of the area against change and selecting the optimal innovation alternative

- Awareness: warning citizens and managers about the consequences of future changes

- Prevention: proposing measures to stay away from, reduce, remedy, and compensate development damages

- Field of view: the extent of the scopes and thresholds of development in the area
