Pete's Weekly NYC Luxury Real Estate Market Report Feb 5-11, 2024

The pace of signed contracts $4 Million or more stabilized a bit with a total of 21 for this past week, just 1 less than the week before. The total combined value of all sales, however, jumped 25% to $203 Million, week over week.

Signed condo contracts continued to dominate sales with a market share of 76%. Townhouses came in second with 14%, and cooperatives finished last with just a 10% share of the market. The average asking price for last week was $9.7 Million and the median sales price came in at $7.25 Million.


The top signed contract of the week is a large 4 Bed/4.5 Bath, 5000 sqft Penthouse at 443 Greenwich St. in Tribeca. Priced last at $28 Million, if that (or close to) price holds then it will represent almost a 40% increase from the $20 Million it went for in 2017. Built in a former factory dating back to the 1880's, this penthouse also has 1250 sqft of private outdoor space, as well as deeded valet parking with a charging station.
