Me too, in the early days. It's was like a dagger in my heart. How could sellers not choose me?

I crafted a listing presentation sellers couldn't refuse.

I devoted hundreds of hours to developing a listing presentation so insanely strong no rational seller could say no. It worked. Overnight, I started listing virtually every home every time. Agents with bigger names lost to me. Agents with more experience lost to me.

The Perfect Listing Presentation may not be perfect. But during one stretch I didn't lose a listing to another agent for 6 years.

It even works for brand new agents with no name recognition and no experience. My son, Casey, is only a few months in the business and has already earned over $70K. He lost on only one listing appointment (I wasn't there). I told him afterward what he did wrong.
