An Outbuilding Planning Application Documentation Guide

Let's cover what documents you need for an outbuilding planning application.

So, you’re wanting a shed with a 2.7m wall height.

How can we make this happen?

Let’s start with planning.

First of all, you’ll need a site plan to a scale not less than 1:200, your shed plan and elevations. This is to help council locate where you are wanting to build your shed on site, and to help them see the size of the footprint, wall and ridge heights.

Now for my tip to help you with a smooth application process. To help council with their assessment add these documents to your application:

1. A colour schedule

a. That is a list of the roof, wall, gutter and flashing colours of your shed

2. A cover letter

a. This should include a justification on the items you are wanting to vary, for instance, the wall height

b. Including reasons why you need the extra height, for example, storage of a caravan will also help your situation in trying to paint a picture for council

3. If you are on good terms with your neighbours, council would also love to see neighbours comments.

a. This is a form you can download from your local council’s website and includes your details and your neighbour’s details, plus the variation you’re proposing. Your neighbour’s will need to sign the form and include their contact details, so council can touch base with your neighbours.

b. My tip on this one? Be sure to provide a set of plans for your neighbour to review, and when they sign the form, ask them to sign the plans too. Some council’s won’t accept neighbours comment without them signing the plans!
