Orange Beach is a small coastal community in Baldwin county, Alabama. With a population of just under 8,500 residents and four neighborhoods, Orange Beach is the 86th largest community in Alabama.

Orange Beach lacks a public transit system to get to and from work, buy groceries, or take the kids to their doctor's appointment, so you'll want a car. Regardless of the means by which you commute around town, Orange Beach is notable in that residents have a long commute to work than most places, with a commute time from home to work for those of us who live here between 15 to 45 minutes on average.

The average rental price in Orange Beach is between $1950 to $2350 a month, while the average rental cost is higher than 95 percent of other towns and cities in Alabama.

The residents of Orange Beach are well-educated with nearly 40 percent of adults having at least a bachelor's degree. Compare that to the average community in America, which has just under 22 percent with a bachelor's degree or higher. Of course, these days when you get a higher education it comes with a lot of debt! So, if you're someone who falls into this scenario, consider your options long before thinking about purchasing a home, and even before the ink is dry on your student loan note!

There are two measures for understanding income: the average and the extremes. While a neighborhood may be relatively wealthy overall, it is equally important to understand the rate of people - particularly children - who are living at or below the federal poverty line, which is extremely low income.

The per capita income in Orange Beach last reported was nearly $55,000, which is a considered well to do in Alabama. This equates to an annual income of $120,000 for a family of four, while over 25 percent of the children live below the federal poverty line. Simply put, we can do better and that begins with a good education!

Median real estate price in Orange Beach is around $417,000 to $1,225,000.

Real estate in Orange Beach is primarily made up of medium to large sized single family and multi-family homes, with a high ratio of seasonal rentals. Many of the residences in Orange Beach are newer, established, built between 1970 to present day. Orange Beach has also seen a significant amount of growth, creating new home construction is the result.

Orange Beach vacancy rates are high, and the current real estate vacancy rate is as high as 86 percent. This is higher than the rate of vacancies than nearly anywhere in America. Vacant homes and apartments is a fact of life for Orange Beach, this is because much of the property is seasonally occupied, like in many vacation areas.

Orange Beach has a vibrant mix of very educated seniors and others who choose to live here. If Alabama is in your future, this city should be one of the places you visit.

If you are planning to retire in Alabama, Orange Beach is a city that needs to be on your list. For a lot of reasons, Orange Beach is retiree's dream city. It's peaceful and quiet, has above average safety from crime compared to other cities in Alabama, while offering a large range of housing options.
