The ONE THING You Must Know when considering a CONDO that nobody is talking about

This will be a long post but it is THE BEST I've produced in a long time. Take the time to read it. It will help you save, protect and prosper!

You've heard me say or seen me write and post the GTA SUCCESS FORMULA for condo and any real estate buying and investing...

It goes like this:

  • Location
  • Transportation 
  • Waterfront

Recently, I feel that A LOT has shifted. Especially with downtown core new construction prices. I need to add ONE MORE factor. And it is not an IF or ANY... it is a MUST

From today the NEW GTA SUCCESS FORMULA looks like this:

Get ANY 2 of the 4 and 1 Must and your long term success will be guaranteed:

  • Location
  • Transportation
  • Waterfront

Because here's REALITY - No one knows where real estate prices will be 3-4 years from now. But we all know where the prices will be 20 years from now. No one. Real Estate is a long term success journey with some short term unexpected successes and bumps along the way.

RENTABILITY allows you to ride all bumps on the road without loosing sleep or money.

A little comment on cash-flow. " Any real estate will cash-flow with the right amount of downpayment" someone once said to me.

The question is, can your investment break even and not go into negative cash-flow with 20% down payment? That is what I mean by RENTABILITY.

Here's another truth that you must be aware: real estate prices go up and down. Rent prices go up slowly and almost never down. And if they ever go down it will be an insignificant decrease.

Which means that you and I do not know where the real restate prices will be 3-4 years from now, but we, with certainty know where the rent prices will be in 3-4 years from now.

IF YOU CAN RENT IT to a Good Tenant and Cover ALL of your Expense, You WILL do well in ANY Market.

You don't need to buy on HYPE and hope for the best. You can BUY on strong fundamentals and know that FOR SURE real estate will do what real estate always does, go up, and you can be OK in part of the ride to get there. More on this later...

I Believe in buying GTA Real Estate and I do so myself, every chance I get.
