Financing Example:
One of my recent mortgage clients tapped into their primary home equity through a HELOAN at 6.624% on a 20-year term and used the funds to invest in a duplex for her daughter. You could do the same here. Combined with the seller-financed terms, this property would cash flow from day one!
Why This Deal Stands Out:
What’s the Catch?
One of my Realtor partners put this deal together and looking for a backup investor to step up and close the deal. If you’ve been waiting for the perfect off-market opportunity, this is your chance to snag a high-potential investment.

Other issues- it is on its own septic with a clean bill of health but stubbed up for public sewer. The estimate to connect two doors is around $25K if ever required. Investor to do due diligence if or when City may require hookup. There's also an old oil tank that was for the old furnace (replaced with gas furnaces) that needs to be confirmed it was decommissioned.

My biggest issue is that I don't feel Washington state is not landlord friendly or even balanced between landlords and tenants. One more point. As an investor who, through depreciation, doesn't have net rental income, after expenses, I don't care if the state has income tax or not. Property taxes are more of a concern than income taxes.
