There is a significant focus on chip makers and other key technology components produced in the United States and around the world, but all of these are major consumers of power. As a result, Constellation Energy has secured a significant power supply agreement with Microsoft to provide up to 1.5 gigawatts of renewable energy, primarily sourced from solar and wind projects. This agreement is expected to support Microsoft’s ambitious goal of becoming carbon negative by 2030, while also highlighting the need for others to find a sustainable path forward.

From a real estate perspective, access to these power sources will have a profound impact on property values. One of the key factors limiting AI and other tech advances has been access to sufficient power—especially in the Mid-Atlantic, where PJM urgently needs to build these connections. Amazon Looks to Take a Bite Out of Its Rivals' Grocery Market Share???

Amazon Targets Aldi and Target With a New Lineup of "No-Frills" Groceries

Some people may say they were 'today years old' when they realized that the no-name brand sold at their favorite grocery store is actually owned by the store itself, but this practice has been commonplace for years. Part of the reason for this is to provide shoppers with more options, but it primarily increases margins for the grocery store, as they have greater control over pricing and markups. For these reasons, Amazon has entered the market with its private label brand, Amazon Saver, aimed at bargain-minded customers, with many items priced at $5 or less.

Amazon made a splash a few years ago with the launch of its brick-and-mortar stores and technology that allows customers to walk in and out without checkout, but it has not yet challenged the major players for market share. This move to compete on price and convenience is where Amazon has thrived in other parts of its business, and it will likely attract the attention of competitors like Walmart, Target, and Kroger, especially as Amazon targets existing Prime members for this new line of business. The definition of 'Amazon-proof' businesses is constantly evolving, and the impact on real estate—especially grocery-anchored shopping centers—may be the next to feel the ripple effects.
