Here's a quick update on market trends in Polk County, Florida from October 2023:
Currently according to Realtors Property Resource, there's Lower than normal inventory in the county. As of this day of post, there's only a 3.57 months' supply of homes available so, If looking to buy later or if waiting for the interest rates to lower, good luck you may truly miss out. However, this is good news for sellers as The Month Supply of Inventory has risen by 55.9% over the past year, making it a great time to list your property just make sure its priced properly to sell and doesn't sit there longer than it needs to as there's more homes competing for those buyers now. Here is the problem, your idea of the value of your home is not always the potential buyer's idea of what they will give, so swallow your pride and hire a Realtor to get this done in a timely manner, even if it's not me but you have good taste so look me up.
In the past month on average, homes are selling at 98.3% of their list price, maximizing your investment if priced to sell that is. The median days on the market in my county, is 31 days, so don't delay your decision-making process in this fast-paced market or it can cost you. Now it's not like the mad dash/ rush that we had shortly after covid hit but there are still multiple offers being placed on sought after homes.

Lastly the median sold price for homes in Polk County is currently $325,000 which is lower than the average price of a home in the USA currently and let's face it, our weather and people are better than most markets throughout the nation, in my humble opinion.
