Oceania: Airbnb Market Overview 2023

From July 2022 to June 2023 data, we have reviewed 25 major Oceanian short-term rental markets. In many big cities in Australia and New Zealand, Airbnb occupancy rates are growing. The average occupancy rate of Airbnb listings in 25 cities is 65%. This average occupancy rate is higher compared to many other regions worldwide!?


Top 21 Short-Term Rental Cities in Oceania?

Melbourne and Sydney are home to nearly 32,000 Airbnb listings, accounting for 40% of supply out of 21 cities in Oceania.?

Brisbane and its two nearby coastal cities, Sunshine Coast and Gold Coast, have 17,000 listings.

Weekend Getaways destinations like Gold Coast, Sunshine Coast, and Bass Coast also have many Airbnb listings. They are located within a 1.5-hour drive from the nearest city.?

The Bay of Plenty area has the most Airbnb listings in New Zealand.?


Perth and New Zealand's Cities Have High Airbnb Demand



Perth and Brisbane recorded the highest occupancy rates among the big Oceanian short-term rental cities. A typical listing (median) in these cities is around 90% booked annually.?

New Zealand cities such as Queenstown, Wellington, Auckland, and Christchurch have 80% year-round occupancy rates.?

Watch out for New Zealand and Fiji Airbnb Market

In 2023, the occupancy rate grew the most in New Zealand and Fiji cities. We compared the YoY periods in 2021 July - 2022 June and 2022 July - 2023 June. The primary factor of high YoY change was related to easing COVID restrictions.?

As you can see in the above image, the occupancy rate was low in 2021. It then picked up starting from the 2022 winter, recording a 100% median occupancy rate in July 2022.??

Weekend destinations like Byron Bay and Surf Coast maintain higher daily rates than urban markets like Sydney or Melbourne. This tendency is mainly due to lower supply in those vacation markets, which creates a relatively higher demand.?

Sydney has both a higher median property price and annual Airbnb revenue. Melbourne, Brisbane, and Adelaide are similarly profitable to run a short-term rental. However, the profitability in Melbourne might change once its local government starts to enforce tighter short-term rental regulations.?
