NYC Neighborhood Highlight: Elmhurst
We're entering the month of October with a new NYC Neighborhood Highlight. In this edition, we look into one of Queens' coziest and (arguably) most affordable neighborhoods for anyone looking for the perfect living space outside Manhattan's expensive environment.
?
But will Elmhurst score high in terms of livability and convenience? Let's find out:
?
Overview of Elmhurst
Way back before the Big Apple's construction boom, Elmhurst was Queens' first town. It was then called Middleburgh when it was founded as a Dutch enclave in the early 1600s. It was not until 1664 that the town was renamed New Town after the British replaced the Dutch residents.?
In 1896, the town was again renamed Elmhurst following businessman Cord Meyer's purchase of land covering Broadway and Whitney Avenue. By 1898, the area joined New York City after the incorporation of Queens.?
?
Further developments in transportation and housing transformed the neighborhood into a prosperous area, primarily settled by a mix of Jewish and Italian immigrants. After the Second World War, the neighborhood became more culturally and ethnically diverse, so much so that its residents came from over 200 countries.?
?
Today, Elmhurst has become one of Queens' most comfortable and convenient neighborhoods to live in. As a center of commerce, it's known for the numerous shopping centers built around the area. But how about affordability? Is it true you could find affordable deals in Elmhurst?
?
Elmhurst Rent and Real Estate Prices
If you're thinking of renting an apartment in Elmhurst, you're in luck! Although the average rate has increased 7% from last year, the median rent in the neighborhood stands at $1,988 for a one-bedroom apartment, according to Zumper. This is lower than the average for the entire borough pegged at $2,850.
?
The figures are also looking good for home buyers in the neighborhood. The median sale price is currently $313,000, down 23.1% from last year. This is even lower than the median sale price in Queens which is at $515,000.
?
So, there you have it! The numbers say Elmhurst is the perfect neighborhood for budget buyers. But apart from being affordable, the neighborhood also offers loads of exciting stuff to do!
