NSW Government Takes Control of Major Inner West Developments

The NSW Government has assumed control over the development of key sites, including the Parramatta Road corridor and Blackwattle Bay precinct, along with nine other locations. This move reflects the government’s push to address the state’s housing shortage and accelerate development projects.


Why the State Government Stepped In

A policy introduced by the Perrottet Government allows the state to intervene in rezoning proposals if they face unreasonable delays or are of state significance. The Minns Government expanded this policy last month, removing exceptions that previously excluded pre-existing projects from state takeover, signalling its commitment to fast-track housing initiatives.


Parramatta Road Corridor Redevelopment

The first stage of the Parramatta Road Corridor project focuses on areas like Leichhardt, Five Dock, Croydon, and Homebush, aiming to create new commercial and housing spaces. The redevelopment will be concentrated in clusters, addressing the housing crisis while improving bus services along this critical route.


Blackwattle Bay Transformation

The Blackwattle Bay precinct redevelopment includes the new Sydney Fish Market, alongside plans for new parkland and a 15km waterfront path featuring a boardwalk and promenade. Envisioned as one of the world’s most beautiful continuous waterfronts, the area around the Anzac Bridge will also see the creation of an adaptable waterfront park celebrating First Nations culture and maritime history.

A Pop-up Park is currently open for public use until construction of the permanent park begins. The entire project aims to be climate-friendly, targeting net zero emissions by 2041.


Fast-Tracking Solutions for NSW’s Housing Crisis

By taking control of these large-scale developments, the NSW Government hopes to streamline housing projects and ease the state’s housing shortage. With ambitious infrastructure and environmental goals, these developments could reshape parts of Sydney while addressing key urban challenges.
