Is there a shortage of housing? Or is there a shortage of affordable housing? Or is there enough housing but rich people own three and poor people own none? Or is this really a combination of all three?
Let us just focus on building new houses, fast, and with reduced fees. And focus on one aspect, the permitting process.
It takes months to years to get a permit. The cost is huge. The permits themselves are costly, and the professional hired to interact with governments is even more. And very heavy fees are added. And it is not assured, therefore great RISK that demands great wealth to engage in the process, thus eliminating the average person.
Today houses are designed on computer. And are programmed to comply with the building code, of course. So how long should it take to submit and receive assurance that the plans comply with the current building code? About 15 nanoseconds. How much should that cost?
Why doesn’t that happen? No government is automated, thirty years behind current technology, with no understanding nor motivation to get there. Automated governance also eliminates arbitrary requirements, and unique demands of the taste of those in the regulatory process.
Fundamentally humans have built the shelter they needed, for the time they needed it where they lived. The building code is needed for safety, health, and durability that affects the greater community. The concept of law, the presumption that each person is free to make the choices they want (freewill), is limited solely by “police powers”; the health and safety of the community. We must be just as efficient in governance as those that we govern.
