??The "Not-So-Sexy" truth about Real Estate.. ??
Every now and then you see a ton of posts boasting about the number of leads and the cost to acquire them
What you don't see is what happens when those leads are in..
We have generated leads costing literally 0.50 cents each up to $20 bucks and guess what both of them generated a positive ROI
Some were in the insanely less competitive landscape and the others were cut-throat competition!
The main thing is the messaging, how you communicate with people at different stages of their buying or selling cycle
How you make sure that you become their TOP #1 adviser to solve their problem..
I have said this before and I'll say it again, generating leads is just small part of your business
The main thing comes after you've generated leads and what you do with them
How does your follow-up process work?
How long is it?
Is it proven to convert?
What are the appointment rates?
Appointment to close ratio?
When you take this into account you can confidently go on the front end and buy leads at a cost most other competitors can't afford
because they don't know how the entire funnel works
so they can't track their numbers
Hence why they loose to big property portals
and complain that leads don't work
(and most of them don't even know how to make their leads work)
So this is a sellers campaign (see pic below) where it failed twice and then we made some changes and voila it got us 4 leads in just a day at an exceptional cost
In massively saturated market
So the moral is, Know your numbers
Build a funnel (followups etc)
track your numbers, see how much is it costing you to get a deal
and then go on the front end and kill it with lead generation
Because now you can outspend your competitor
Become the TOP #1 Adviser in your local area that people chase to get their houses sold or bought.
