Having been in this industry for a solid 33 years and watched all the cycles, it is clear we are heading into the next wave. The amazing thing about this next run, is the pent up and undeniable demand. For the last 11 years in lending, loan officers have re-written their "A" paper clients. With every down tick of the rates, they refinanced, paid off debt, pulled cash out because the cost of funds was so low. In the last 18 months as rates slowly began to creep up, those "A" paper borrowers are now sitting pretty with their 2.750% (or lower), 30 year fixed loan and no longer have a need or desire to further engage with their loan officer on that residence.
This has changed the dynamic for our loan officer/broker partners. For the first time in years they are HUNGRY and looking around to another revenue stream. Fortunately, they do not have to look far, the answer is probably on the floor next to them. You know, that stack of loans sitting there, that you do not know what to do with. That stack of loans that you had no idea where to send, that is your next mortgage payment!! Call it what you will, the Non-QM segment of our industry is poised to explode and if you are not paying attention to it, you need to refocus and brush up on your credit grading.
For 10 years, these borrowers have gone un-recognized.
